Human beings are drawn to visually attractive things.
How many of us aimlessly scroll through our Facebook or Instagram feed only stopping at pictures of cute kittens or that advert selling a gorgeous pair of shoes?
What if we replaced Facebook or Instagram with Rightmove, On The Market or Zoopla? As prospective buyers, we scroll through 100's of properties listings in a bid to narrow down our search. We don't read any of the property specifications, instead relying solely on a photograph to catch our eye, causing us to pause.
If the above is true, why is it that as sellers, we are content with listing our properties with poor quality estate agent photographs being used to market our property?
Why should I consider professional photographs of my property?
Photographs of your property are the most important marketing tool at your disposal. Whilst estate agents still play an important roll in the process of selling a home, the fact is that the majority of buyers first port of call is an online marketplace, whether that be the estate agents own website or a larger marketplace such as Rightmove or On the Market.
Without the human interaction of an estate agent it's the photographs that are going to make your property stand out from the rest.
But my estate agent includes photographs in their fee. Why should I pay you for professional photographs?
- Estate agents are not professional photographers. I know how to wire a plug but just like you probably wouldn't want me re-wiring your house, you shouldn't rely on your estate agent to be able to take a professionally produced photograph. I've been involved with photography for the past 15 years.
- Poor quality photographs will impact on your selling potential. Buyers are quickly flicking through property listings, creating a short list of properties to view. More often than not, it's the photographs that determine whether or not you end up on that short list. Buyers are motivated by good quality photographs so give me a call to ensure you have those photographs.
- Show your property off to its full potential. You're selling your property and you've put a tremendous amount of effort in redecorating, cleaning and clearing up the garden. My photographs will show off the true colours of your room, will be property exposed, in focus and all of your rooms will have perfectly straight walls.
- Attention to detail. It's the little things that count. Empty toilet rolls, overflowing waste bins and dirty dishes on the draining board. All little things that are quite normal in our day to day life's, but don't do anything to portray your property at its best. When you book me to photograph your property I give you a "before the shoot preparation list" but I'm always on the looking out for that little thing that could ruin a great photograph.
Do Quality Photographs Really Matter?
Recently, a study was conducted in the United States which found that high quality photographs can reduce the number of days that your house sits on the market by up to 45%.
The study also found that properties marketed with professionally produced photographs saw offers in the region of 97.5% - 98% of the asking price compared to 96% - 96.5% for properties using poor quality photographs.
